The basics

Where do you work?

We serve the Dallas–Fort Worth metroplex and Greater Austin. Trash can cleaning is offered across our DFW cities, and pressure washing and community cleaning are available in both regions. If you are not sure whether you are in our area, just ask and we will tell you straight.

How do I get a quote, and what does it cost?

Quotes are always free. Send us your address and what you need through the quote form or by phone, and we respond within one business day. For larger jobs we will walk the property first, then send a firm, no-obligation price before any work starts.

Are you insured?

Yes, we are fully insured, with general liability coverage on every job. We provide a certificate of insurance before we start for any office, HOA, school, or building that needs one on file.

Are your crews background-checked?

Yes, every crew member is background-checked, no exceptions. For buildings we enter after hours, we follow documented alarm and access procedures so entry is never a leap of faith.

How do I pay?

Trash can cleaning takes card for recurring plans and card or cash for one-time cleans. For pressure washing and commercial work we send an invoice you can pay by card. You will always know the price before we begin.

What if I am not happy with the work?

We come back and re-clean anything that misses the mark, at no charge. That satisfaction guarantee is in writing, and we keep consistent crews on your account so the standard holds visit after visit.

How does trash can cleaning work?

We clean your curbside carts the day after your normal pickup, so they are empty. We scrub and disinfect the inside and outside, then deodorize. You do not need to be home, and we put the carts right back where we found them.

Do I need to be home?

No. Just leave your emptied carts out after your pickup day and we take care of the rest, right at the curb.

How often should I have my cans cleaned?

Most customers go monthly to keep odor and bacteria down year round. Quarterly works if you mainly want a periodic deep clean, and a one-time clean is great before or after a big event.

What plans and prices do you offer?

One-time deep clean is $45, Monthly is $35 per month, and Quarterly is $55 per visit. Recurring plans have a three-clean minimum, and the price covers two cans, with any additional cans $10 each. New customers can take 15% off a first one-time clean with code LEEKS15.

What's the difference between soft-wash and pressure washing?

Soft-wash uses low pressure plus surface-safe cleaners to remove mold, algae, and grime from materials that high pressure would damage, like siding, stucco, and roofs. True high pressure is reserved for hard surfaces such as concrete and sidewalks. We pick the right one for each surface so nothing gets etched, stripped, or gouged.

Do you do both commercial and residential?

Yes. Storefronts, offices, warehouses, and municipal property on the commercial side; driveways, houses, decks, patios, and fences on the residential side. Same crew standard either way.

Will pressure washing damage my surfaces?

Not when it's matched to the surface, which is the entire point of soft-wash. We test and adjust pressure and cleaners for the material, so brick, wood, vinyl, and shingles come clean without damage.

How do you handle water and runoff?

For commercial jobs we follow local stormwater rules: containing and directing wash water and keeping degreasers and chemicals out of storm drains. It matters for your compliance as much as ours.

Is this one-time or recurring?

Both. Many businesses put storefronts, sidewalks, and dumpster pads on a recurring schedule, monthly or quarterly, so the property never slips; homeowners usually book seasonally. We'll recommend a cadence at the quote.

Playground & community cleaning

Do you sanitize the playground equipment, not just clean it?

Yes. High-touch surfaces, swing chains, slides, and handrails are cleaned and sanitized with products that are safe around children, not just rinsed off. It's the part families notice most.

Who do you work with: HOAs, schools, cities, or private property?

All of them. HOA and neighborhood common areas, municipal parks departments, schools and daycares, apartment community green space, and commercial property with playgrounds or picnic areas. We can run as a recurring contract or a one-time deep clean.

Can you handle a whole park, including restrooms and grounds?

Yes. We cover the full grounds (litter, trash, tables, pavilions, restrooms) and the equipment sanitizing, so it's one crew and one number instead of juggling several vendors.

How often should a space be serviced?

It depends on traffic and season. High-use parks and splash pads often need weekly or several-times-weekly service in summer; quieter HOA playgrounds may be fine every other week. We'll recommend a cadence at the walkthrough.

Are you fully insured for public and shared property?

Yes, fully insured, with a certificate of insurance provided to your city, HOA, school, or management company before the first service.

What kinds of buildings do you clean?

Offices, medical and dental suites, professional and multi-tenant buildings, and similar commercial spaces across DFW. We build a written scope for your specific building at the walkthrough.

Are you fully insured?

Yes, fully insured, with a certificate of insurance provided to your office or building before the first clean. Every crew member is background-checked, and we document alarm and access procedures for after-hours entry.

Do you bring your own supplies and equipment?

Yes. We bring professional-grade equipment and EPA-registered, people- and pet-safe disinfectants. Green and eco-friendly options are available on request.

How often can you clean?

Nightly, several times a week, weekly, or a day-porter schedule, whatever fits your traffic and hours. We'll recommend a cadence at the walkthrough.

What if something gets missed?

We come back and re-clean it free. That satisfaction guarantee is in writing, and consistent crews stay on your account so the standard holds.
